The door was stuck three inches off the ground with the full weight loaded onto the right spring. We replaced both springs as a matched pair rather than patching the one break, because the unworn spring on the other side was only a few hundred cycles behind. The door now lifts with two fingers and balances at every point in the travel.

A basketball hoop tipped over in a Wood Ranch driveway put a crease across the bottom panel of an Amarr Oak Summit door. The dent had popped the section out of plane enough that the weather seal no longer touched the concrete on one side. We ordered the exact panel from Amarr by the door’s serial number, swapped the section, and reset the hinge hardware so the door tracked true. The only evidence anything happened is the new panel’s paint still curing while the rest of the door held its ten-year fade.

The logic board on a 14-year-old Craftsman chain-drive opener had burned out at the motor relay, which is a common failure we see in Texas Tract homes built in the early 2000s. The homeowner was quoted $310 for a board swap from another company, but the rail, trolley carriage, and safety sensors were all original and worn. We installed a belt-drive LiftMaster 87504 with a fresh rail, new sensors, and a wall console, and the whole job was written up at one flat price before the first screw came out. The original 1998 wood door in Big Sky had rot along the bottom rail and a top panel that had warped enough to let daylight through the corner. The homeowner wanted insulation and less maintenance, not a restoration project. We measured the opening, ordered a Clopay 4050 with an R-value of 9.1, and installed it with new track, new torsion hardware, and a new weather seal. The garage now stays about fifteen degrees cooler in August, which in Simi Valley means a usable workshop instead of a convection oven.
